Landlord asking to Vacate flat before lease expiry
I rented a home on May 30, 2024, and signed an 11-month and 29-day lease agreement with the landlord. As a result, the lease is set to expire in May 2025. The agreement includes a clause requiring either party to provide one month's notice if they wish to terminate the lease early.
On January 16, the landlord asked me to vacate the property by March 15, providing one month's notice as per the agreement. However, I am unable to vacate the property before the lease expires. When I refused, the landlord sent me a legal notice on February 9.
I only need to stay in the property until July 30, as I will take possession of my new home at that time. Moving multiple times would be extremely challenging for me, as I initially rented this flat with the intention of moving only once. This process involves significant capital investment, and relocating again would be a financial and logistical burden. Additionally, the landlord never informed me when handing over the flat that they would need it back by March (after only 8 months).
I would like to know if I have any legal grounds to stay until July 30. I would appreciate your guidance on how to strengthen my position. It is also worth noting that I have paid all rent and other bills on time, in full compliance with the terms of the agreement.
