Flat cancellation charges as per karnataka rera

I had booked a flat in a residential project (Flat F 903 in BCD City) but recently decided to cancel the booking due to concerns about an ongoing legal case (Original Suit) that I discovered was filed in 2023, which was not disclosed at the time of booking. As i asked recently they told that its on other sy no of project. The builder has informed me that administrative charges of Rs. 50,000/- will be deducted from my booking amount of Rs. 1,00,000/-, which I believe is excessive and was not communicated at the time of booking. I would like your advice on the following points: Whether such high cancellation charges are legally enforceable if they were not clearly communicated in advance. How I can legally request a full refund without any deductions. Any additional steps or actions I should take to strengthen my position in this matter.
