My Father has sold his inheritance property without telling his wife or children

Hi, My grandfather had about 80 acres of land and he died in 1991 leaving behind 4 sons and his wife (grandmother) as legal heirs. In 1999, the property was partitioned among the 5 members and my father received 34 acres of land. The partition deed was not registered and my father continued to enjoy the 34 acres of land that he inherited. In the year 2013, my father got into a sale agreement (with informing his wife and children) to sell 4 acres of the property for a sum of 15 lakhs and received a total of 13 lakhs from the purchaser over a period of 3 years. When the purchaser asked to register the property in their name, my father refused so the purchaser filed a court case in the year 2018. Still the case is in the court and my father died in the year 2024. Only after his death we got to know about the court case. Also, my father's brothers are now asking for a share in the property and are preparing to file a court case to repartition the property since they received less share from the original partition. So there are 2 problem: 1. The purchaser of the 4 acre property has already filed a case to register the 4 acres in their name since my father died without honouring the sale agreement. 2. His brothers are asking the remaining 30 acres of land to be repartitioned so we will loose 10 acres of land. My question is will the court honor the unregistered partition deed and give the 4 acres of land to the purchaser or will it agree to repartition the property and divide the land equally among the 4 brothers ?
