Deed of Dissolution

My father, eldest of 5 brothers is the karta of a HUF flat in India which he bought when my grandfather died. There is no HUF deed or HUF Pan card etc. only the sale deed which states my father as the karta. There is no mention of any of fathers brothers on the sale deed. Now, only my father and 2 brothers are alive. Remaining 2 have passed away, leaving behind their respective wives and 2 children each ( son and daughter of each brother, all married ). Father and 2 brothers want to dissolve the HUF in favor of my father getting the property for a monetary compensation, but the families of the 2 deceased brothers does not reside in India but in Canada and are Canadian citizens now. I was advised to get prepared a Dissolution of HUF and signed by every member of the HUF. As families of deceased brothers in Canada will not come to India and have also expressed their inability to issue a POA to anyone for the said matter, my question is 1) Can I send the Deed of Dissolution to every member for their Signature( to sign, in front of their local public notary and 2 witnesses ) in a sequential manner. So,my father signs it first , then he send the DoD to brother 2 and brother 3 family( wife and children to sign) in Canada , who then send it to brother 4 and 5 in India to sign as well. 2) Do I need any kind of NOC from anyone , specially those living abroad, if for whatever reason they do not sign this DoD 3) Any complications that can arise later that I need to know about.
