Apartment maintenance
Dear Sir/madam,
i am living in a apartment which consists of 35 units (2 BHK - 24 nos, 3 BHK - 11 Nos).
from the date of possession in 2021, the builder used to collect flat maintenance of 2000 INR per each flat.
in 2022, apartment association formed and we used to collect on hybrid mode, i have 1448 sft apartment and i used to pay 2500 INR per month,
now in 2024, tamilnadu govt , passed a GO to collect maintenance on UDS. now the maintenance increased to 4000 INR for me.
Monthly expenses including motor bill, lift maintenance, internet, CC TV camera etc cost around 1,00,000 INR.
now my doubt is , since the 2 BHK flat owners are 24 and 3 BHK owners are only 11, shall we not share the maintenance in 2:1 ratio, total UDS for 3 BHk is 6913, total UDS for 2 BHk is 10,508, together, total UDS for whole apartment is 17,421
so 1,00,000 INR x 31% =31,000 for 3 BHK's, 31000/6913= 4.48 INR/UDS = 651x 4.5 = 2930 INR
and for 2 BHK 1,00,000 x 69% = 69000 for 2 BHK's = 69000/10508 = 6.56 INR/UDS
can we do like this ?
but my apartment assocaition is asking to calculate the maintenance , total maintenance / total UDS
=100,000/17421 = 5.74 INR/UDS = 651 x 5.74 = 3736
which one shall be used, please suggest sir/madam ??
