Legal Consultation Regarding Pagadi Ghar Ownership
Dear Advocate,
I am writing to seek your legal advice on two matters concerning my family.
1. Pagadi Ghar Redevelopment:
* My family has been residing in a pagadi ghar in Mumbai since 1997. The property is currently registered in the name of my grandfather, who passed away in 1995.
* Due to delays caused by the landlord, the ownership has not yet been transferred to my father or myself.
* Given that the building is slated for redevelopment, the landlord has recently approached us, demanding a payment of 22 lakhs rupees for the transfer of ownership.
2. Property Ownership:
* In 2008, my family purchased another property. However, the ownership of this property has not yet been transferred to us.
* Additionally, the previous tenant of the property has passed away.
I would be grateful for your expert guidance on the following:
For the Pagadi Ghar:
* Legal Rights and Obligations: What are our legal rights and obligations as tenants of the pagadi ghar, especially in light of the impending redevelopment?
* Ownership Transfer: What are the necessary steps to ensure that the ownership of the pagadi ghar is transferred to my father or myself?
* Redevelopment Compensation: Are we entitled to any redevelopment compensation, and if so, how can we claim it?
* Landlord's Demand: Is the landlord's demand for 22 lakhs rupees justified, and if not, what legal recourse do we have?
For the Purchased Property:
* Ownership Transfer: What are the necessary steps to complete the ownership transfer of the property purchased in 2008?
* Previous Tenant: How does the passing of the previous tenant affect our rights and obligations regarding the property?
Thank you for your time and assistance.
