Claiming a part of land after 24 years of oral partition done by family member on mutual agreement.

After the death of grand father. My father, uncle, aunt (bua) and aunt husband (fufa) on mutually agreement did a oral partition of land and farm field between my father and uncle, which was later written on paper in 2001. In partition i got a land where it was supposed to build three shops(8 ft length) and one godown which is behind every shop but can be used by one shop only. In those 3 shops 2 was allotted to my father and 1 was allotted to uncle, this is also noted down in that paper of partition. After few years my start constructing the shops, he constructed all three shops (which includes 2 of mine and 1 of uncle according to partition), at the time of construction uncle raise a concern regarding building their shop, so on mutually agreement between father, uncle, their sister(bua) and their brother in laws(fufa) it was decided my father can build a shop and when my uncle give money (spend in constructing the shop by my father) to my father we will give that shop to my uncle , but the roof of shop and godown behind that shop will be in my father possession for life time. After 2-3 year uncle gave money (spend in construction of shop) to my father and my father gave the keys of shop to my uncle as promised in mutually orally agreement between them. After 12-13 years now my uncle claims that shops roof and godown behind that shop belong to him. on which my father is not agree. can my uncle file a partition plea for that ? is that oral partition documented paper is valid basis on which we are living partly since 24 years.? can uncle claim roof and godown of shop now after 12-13 years of his possession on shop?.
