Inquiry Regarding Property Purchase in Delhi

I am writing to seek clarification and guidance regarding a property I am considering purchasing in Delhi. After shortlisting a third-floor unit, I discovered discrepancies in the building's construction compared to the approved map. According to my findings, the approved map indicated a structure comprising Basement (B), Ground (G), First (1st), and Second (2nd) floors, covering an area of 200 gaz in 2002. However, the actual construction includes the Basement, Ground, First, Second, and Third floors, with two units on each floor(100 gaz each) I have several concerns regarding this matter: Can the third floor be sealed legally due to the deviation from the approved map? Is there a possibility of demolishing the third floor to rectify the discrepancy? Given the discrepancy between the approved map and the actual construction, would it be advisable to proceed with the purchase of this property? I would greatly appreciate any insights or advice you can provide to help me make an informed decision regarding this property. Additionally, if there are any legal implications or procedures I should be aware of, please advise accordingly.
