Surname mismatch in Aadhar and Educational Certificates

My education certificates has Surname as 'Ashayyagaru' and there is no last name 'Goud', whereas all other govt, Aadhar card, bank account documents have Surname as 'Ashayyagari' and Last name as 'Goud', Same format matches with father Aadhar card n other family members Aadhar cards. I had passport before Aadhar card issued, it matches with exactly the names on educational docs. Now passports got expired, so I want to apply passport renewal with same name as educational docs. How I can proceed ? 1, do I need to correct name in Aadhar as is in educational docs? Or Any affidavit that will be enough to submit in passport office to get passport with same name as educational docs? 2, If I need to change in Aadhar, do i need to get that correction done in all other govt ids like property docs, bank account, family members(kids) Aadhar with correction to my name as well as their surnames? 3, if only change in aadhar is suggested, can the property registered with old name is still valid and can sell without any issues in future? Please clarify on all these points.
