What is similar type of land, what constitute vicinity area? as per land acquisition act 2013
My father's land is being acquired. Award payable is lowest, which is as per government rate. When I calculated rate as per sale deeds of the lands situated in close to the land, it came approximately 2.5 times of the current government rate. We have 22 sale deeds which are within three years as per rule. But SLAO didn't take them. He gave various reasons, and only used 7 deeds, where average rate is lower than government rate.
Please provide information related following:
1. what is similar type of land? our land is located under Mahanagar Palika.
2. what constitute vicinity area? how many meters away from the land we can take as vicinity area.
3. if all surrounding area is fully developed, but due to reservation our land is not developed. is it relevent to enhance the compensation?
4. our land has 12 meters road, but not constructed. this must be considered for 100% increase in value or not?
5. when sale deeds are of purchase of homes, with value of land mentioned on deeds. are these sale deeds are relevent.
6. Our land is being acquired for IT park, where adjacent land is acquired for same in many years back. Can this increase the value of the land?
