What action should be taken in the following scenario ?

Hi. Me & my roommate shifted to new flat in Bengaluru on 10th May 2023. Before signing the agreement she never told us new laws she made out of nowhere like no friends allowed, no loud music(which is understandable), no staying over of boys & girls , no drinking n ol. She handed over the lease of 11 months (10th May'23- 10th April'24). Let me remind you only rules were 1.When on notice period, one months rent is deducted for maintenance & painting charges. 2. Notice to be given 1 month before leaving. 3. remaining deposit amount will be returned to tenants 4. No illegal activities Few months later, she started interfering in our lives really bad. She would call us & tell us its a Girls PG so no staying over & even if someone is coming you have to inform us beforehand. like seriously its a flat not PG all because earlier she had bad experience with one tenant she tried to impose new laws everyday. Only you girls will stay , if any other person comes I'll charge extra, extra electricity bill & extra maintenance charges. Now one day she came to our flat without notice , no call or mgs not even ringing the bell , I was just opening door for my sister, there she started saying unnecessary things in front of our guests & directly told us to vacate the flat. So next day me & my roommate texted her we'll leave her building by end of September . We told her regarding this on 16th August. So almost 1.5 months of notice. Please note we agreed to leave as she asked us to leave not by over selves. We were so annoyed by her continuous disturbance & poking in over lives already. Now when we called her to for final rent for august month & repaying of deposit amount to us , she said I'll cut 25k because you are leaving before lease ending(instead she forced us to leave, we are not leaving out of our won will) & 25k for painting charges. Which leaves 00 amount for us that is to be returned as security deposit. Please advise.
