Landlord withholding partial security deposit

Hello, as per my agreement, I am supposed to give 3 months notice before vacating the property and I had informed my landlord through a phone call and WhatsApp on the same. She agreed to deduct the 3 months rent (75000) from deposit of 150000 she has. As per agreement there is a deductible of only 2000 towards repair or maintenance incurred during my stay. I had hired cleaning agency and got the entire apartment cleaned before hand over of the empty property along with keys. I have moved to another city for work and she committed to send my deposit soon. After 1 week she calls and says she has to cover the opening made for AC pipeline and has to replace the main door lock as I lost both her main door keys and also replace one damaged floor tills. For recovering the cost she said 10000 will be withheld from the total and rest paid. For 5 years of tenancy she had not repaired any water leakage from roof coming from the terrace or cracks developed. She has not furnished any bills also for the 10000 repairs she’s claiming for. After 10 days she has only pays 50000 out of 65000 due stating bank restriction for daily amount is only 50000 and Baksh e will be paid next day. Since then she has not paid the balance. After several follow ups she says she will hold the balance amount of 15000 for another 15 days for no reason stated. How can I Effectively claim my amount soon. Pls help
