Refund of Security deposit

Hello I rented a flat in Pune, Owner was not getting any tenant , so he agreed the rent as 16K and all other conditions like rakes, but when we moved into house electrical problems, leaking problem Taps/Toilets/flush surfaced. Which I fixed on my Own. I got a call from owner after 3 months , When the owner requested to increase the rent to 20K I agreed as I was not in pune and did not want my family to suffer for shifting during rainy season. I could have said no to rent increase as I would not be obliged to pay the rent till the agreement expiry. Owner didn't have any rights to ask me to vacate as I was paying rent on time I have all the details of online transactions of rent payment. [Also the increased rent] I gave one month notice about vacating the flat, after vacating the flat the owner is asking for painting charges as he says the paint is damaged, but it's Normal Wear and Tear as the paint was ordinary distemper paint. He is not ready to refund the security deposit and is asking to deduct painting charges [There is no such clause about painting in agreement]. I have already paid him more than the rent agreed in agreement. kindly suggest , what can be done
