Tenant refusing to vacate my shop!!!!

Hi All, I need some advice from you all. My father give shop space to a Tenant about 25 years ago on rent for Rs 500/ month. About 10 years back we have asked him to vacate the place as we need for our own use, he refused to do that and started fighting and filed a case to get a stay order. He succeeded in doing that and got the order from the court that he would be paying Rs 300 for the rest of the time. Court also said that if he failed to pay the rent for consecutive 3 months we have all the rights to ask him to vacate the space. Now my father is not taking the rent from last 2 years as Rs300 does not make sense to us and also the market price is way higher than that. We need that space for our need and do not want to use for rent purpose. The shop is close for last 10-12 years. And now he is asking us to pay 10 lakh and he would release the shop. OR purposing 10 lakh to us to give that space to him. We do not want any of his offers and just want that space for our use. As this is our property. Please share your thoughts!!!!!
