What if the Sales deed and EC has one owner name and patta has different?
Respected Lawyers, I am from a Islamic religion. My uncle has bought lands in a village named Mayiladuthurai in Tamilnadu in 2000. And he has been out of the town for all these years. These properties are taken care by his elder brother who was living there. He is no more. After years, my uncle is ill and in final stage. He wants to sell those land and pay back the debts he got for his medical expenses. He has given this responsibility to me. Below are the details of the property.
1) 1580 sqft - village residential property (gramma natham)
2) 256 sqft - agricultural land
3) 384 sqft - agricultural land.
So, we visited the place, someone else is living there. They said they bought it. When I checked the A-Registered details and Patta both the agricultural land is in someone else name sepertately. The 1580 sqft residential property with the subdivision no details are shown. But without subdivision, with the main survey no. it shows government property.
I took EC online and all the three lands are reflecting under my uncle's name and so the sales deed. So is there any use in taking steps towards these land. What should I be doing if my uncle gives the power?
