Repayment of lease amount

I sir, I am Praveen . Basically from chennai. I have paid lease amount of Rs.450000 for 2 yrs agreement on April 25th 2018 in bangalore. Since my mom had to undergo treatment in chennai, I had to take her back to chennai. 25th April I have paid lease amount and they said they will give key by 30th April. They could not able to vacate the old tenant. They gave us the key by 5th of May. On May 17th I informed orally, through phone and through WhatsApp to repay me the amount as I am vacating and going back to chennai for my mom's treatment. They asked us to give the key. But I did not do that I made my family friend to stay in that house without any rent. Just thought not to leave the possession. Both broker and owner cheated us. They said first you give the lease amount so that we will arrange for kaveri water. All floor wash and bathroom plumbing work done and give you the key. On 5th of May when I entered no work were done. All it was done out of my hands expect kaveri water I cannot able to do, hence as a broker commission I did not give the full amount. Now it's been six months, I came to bangalore and asked for lease amount. The owner says she cannot arrange for money. She asked me to search for tenant and replace yourself and get the lease amount from there. By hard I registered all the known sites. Around 15 members visited that house. All went back saying there is no kaveri water only CMC water is there. I visited bangalore mahadevapura police station to lodge a complaint. They spoke with the owner and informed me that as per agreement you have to complete that 2 yrs agreement. I don't know whether these police are educated or not. The same agreement states that prior to 3 months I have to give notice regarding vacating. Only one month I stayed in that house. It's been around 5 to 6 months over I am claiming my money back. Police said that they cannot file complaint as you have to stay for 2 yrs. This is really not possible from my end. I have stopped my mom's cancer surgery due to this. If anything happens to my mom they will be the responsible person, if they could have given me the money I could have continued the treatment. Kindly inform me what further action to take.
