Is there any possibility to win my case

There was a person called ramu borrowed money 30000 from other person vishnu in 1950 then ramu signed on a paper and he failed to repay that then vishnu wrote below that saying that he will own borrowers land in case of default and filed a case in local court he lost that case judge stated that with wrong intention you wrote that this is out of law.then after that court called for auction for that property and another new person called arjun brought that property which court auctioned at hefty price those days but paid money after the stipulated time which means 3 month delay, then arjun sold this property to me in 2001 which even court accepted at that time,now ramu's grandson came in and filed case saying that he will be successor in district court and now district court gave ruling after 15 years saying that auction is invalid due delay in payment and it has not given power to anyone on this property now i filed a case in state high court is there any possibility to win and if yes at what time please help me through this.
