Land acquisiton compensation doubts

Sir/Madam Am from Tamilnadu, I have about 25 cents of land with industrial building with galvalium roofing and steel windows and rolling shutters. and had leased for rent. And the Value as of now is Rs.250/sq ft, as per govt guideline values. But market rate is Rs.2.5 lakhs percent approx. My mother has also onwns almost 25 cents next to my site. but the SF no is different of mine, but she also has about my SF number included in it about 8 cents. But mothers 17 cents is in different sF number. But the guide line value is Low as Rs.9,80,000 per acre. But market rate that is also Rs.2.5 lakhs. (almost there is 3 industrial sheds approx 1100 sqft each in my mothers land and two is leased out and other is used for our own indsutry.) But it seems mine and mothers land almost 80-85% land would get taken by govt for an bye pass road project. How the govt would compensation? and with above details how much would i get per cent? and would i get the cost of building and how they calculate the building compensation? we are almost rely on those lands and our running factory in one of the sheds there. and with other three industrial sheds rental incomes. But we will lose all. What shall i do?
