Regarding land

There is a land of 28 sqft attached to our homw which is owned by a lady. We are not sure whether she has land documents or not. She never took care of the land. She never paid tax for that land as well. We are looking to purchase it. As it is a less quantity we are offering her 50k. However she wants to sell for 15k/1sqft which becomes 4 lakhs 25 thousand and we can't afford this much amount. The main concern is that we dont have a way to walk or to come. We are currently using that land and made a path to our home to come and go. If she sells to someone we couldnt find path to walk and she is not ready to sell at the amount we are offering. We are not reafy to choise illegal paths and that lady is not understanding our problem and doing actions. When we ask her to get the land documents she says that they are in the locker and she never gets it. So we are not able to get to a conclusion whether to purchase that land or just use it thinking that we are the land owners. Please suggest us to resolve this issue.
