Are the decision of the Appellate court and High court have a binding on the Trial court?

Dear Sir/Madam, We have a Civil case where a person (Plaintiff), had filed a case of adverse possession on our ancestral property. My grandfather (Defendant) was dead before filing of suit. Plaintiff got it decreed in his favor and afterwards within a month time sold it to a third party by way of registered Sale Deed. The third party has raised huge loan on this property. This third party is also dead and his LRs are on record. No notice was sent to us by the revenue department before mutation. The decree is also not registered. We preferred an appeal RA before the Senior Division and it was decreed in our favor by dismissing the suit of the plaintiff, referring that the decree drawn on a dead person is a nullity and the plaintiff has played fraud on the court as well as the legal heirs and imposed a cost of 10 thousand. The plaintiff preferred an appeal RSA2 before the High Court and subsequently this was also not admitted and dismissed with a cost of 10 thousand. So this also came in our favor. In this same case we have also an ongoing suit OS in the trial court, where we are the plaintiffs for getting possession, since this same trial court had wrongly and erroneously made a judgment and decreed in the favor of the then plaintiff. In the ongoing OS our part is completed and closed. The defendants are able to drag the matter by one way or the other. My question to you, where I need advice is that even though we have won in the appellate court as well as honorable High Court, where it is termed as fraud and a fine is imposed, the defendants are able to drag the matter. The decree of both the courts have been produced before the trial court. I am not able to see an end. My Counsel is very able and is trying his best and there is no doubt. Still I need an opinion. The defendants are filing IA on IA and the trial court honorable judge is accepting the same and giving time. Please advice as to how this can be stopped or reported since it is making no difference to the trial court even after the Senior Court and the High Court have made a decision and passed the verdict within no time. This same stage of hearing they are able to drag for nearly 1.5 years. Are the findings and the decision of the Appellate court and High court have a binding on the Trial court? Can the trial court still continue with the case or complete at the earliest. Warm regards Rajesh Prabhu
