Lanlord's son who is managing the commercial building asking tenant to vacate

Hi, I am single women running a fitness gym. i'm running the gym in this place from 3 years. From starting owner's son is only in contact related to rent, agreement etc. Now the current rental agreement is going to end in 2 more months. When i asked for extension of my agreement for another 11 months, he asked for extra security deposit of 1 lakh and he says that we have not given him 50 thousand which he already mentioned in the present agreement( he is trying to say that he will reduce 50000 from the current agreement deposit amount). Then i said i can't give any more amount as advance if needed he can increase 10% rent. Now he says that we have to vacate in 3months. Since agreement is valid only for 2 more months and that guy is a local guy and in congress party i am scared after 3 months when i vacate he might not return my advance back may be by threatening me as i am a single lady. Agreement is signed by his father who is the building owner. He says that he will return the advance back only after we vacate and giving any notice as he is asking us to vacate. My total Security deposit is 4.5 lac Rent is 50000 / month Please help me out. I consulted some of the lawyers but they also tried to make money of my situation.
