Licensee refusuing to hand over keys

Background: I own a shop in Mumbai and had a 35 months leave and license agreement. The L&L agreement clearly mentions a 3 month notice for early termination, no structural changes without written permission, and upon termination to remove all belongings and leave premises in the clean condition. Situation: My tenant has given less than 1 month notice via email. In response I sent her a statement of account with all deductions from security deposit (including 3 months rent, charges to restore the premises to original condition). She disagrees with my calculations and is refusing to hand over my keys. She is agreeing to restore the premises to original condition and only willing to pay 1 month rent. She also has some of her belongings in my premises even after the end of notice period. My questions are: 1. Are there any legal implications if I cut the locks, remove her belongings and take possession of my premises? 2. Can I send her a cheque with final amount via registered post or make online transfer to her account? Thanks,
