Delay in Project, Cost Escalation

I had done provisional booking of PLC apartment by paying 20% in IB Panvel project in Aug 2010. Provisional booking area was 2252 sqft +/-10%. There was a delay in project commencement. No status update of project was available except for site visit to know the status of work.
Builder did not allocate flat to me basis first come first. People who booked flat after me got allotment. I also got a call for registration and payment demand of another 20%. I paid the amount before registration. Almost a year passed there was no update on registration, I asked IB to refund 20% . They refunded with 6% interest. Later on I came to know through CC that 4bhk is in phase 2.
In between 2010 to 2012, they came up with fully furnished 4bhk in phase 1, however they did not give me option for switch over.
Builder in 2013/14 had series of meeting with customers after agitation and came up with option to stay invested or take money back with 12% interest.
I agreed for stay invested option. In 2016, we were pressurised and told to sign revised cost sheet (some of the customer are still fighting and not agreed to sign revised cost sheet). This is when to my shock came to know about increase in saleable area well above 10% and additional devlopment charges. Completed my registration in June 2016. For phase 2 customer there is increase in saleable area without increase in carpet area.
Recently I wrote a mail to company saying, what ever loss accured should be shared 50/50.. No reply received.
How to claim for mental torture, losses which has occured and going to occur in future. Phase 2 delivery date is in Nov 2020 +\-6M as per agreement. Cost escalated from 0.9 Cr to 1.2 Cr with no fault of mine. I am also not sure if input tax credit benefits will be given to customer. Total payment made till date is 20% plus stamp duty and registration charges.
Finally, can builder charge extra maintenance at time of possession & not following what is stated in Agreement documents.
