Partition Deed

Dear Sir, Summarising my case : My Grandfather has 3 sons & 1 Daughter. Grandfather expired 25 years ago, but the Will is not registeted in Court. My Father has been given Ground Floor of Property in South Extn(Property'A') My Father has 2 sons, me & my elder brother, no sister. My Brother had been renting property & taking 100% Rent with my fathers permission, who is staying with my Elder Brother. Another Property: Situated in Gurgaon, Haryana (Property'B') Sale Deed Registered in name of Me, My Elder Brother & My Mother. All 3 have Equal right is Property. My Brother wants to give me 2nd Floor which is incomplete & has only 2 Rooms. 2nd floor is well below 33.33% property share. Kindly Let me know my STATUS regarding Property A & B Can I file Partition Suit for my Share in Property'A' & 'B' ? Can Combined Suit be Filed?(Property 'A' in delhi, Property 'B' in Gurgaon. My Passport & Election Card has Delhi Property address). Which State Court Suit can be filed? How much time will it to settle case(approx)? What would be (approx) Notice sending Charges & Legal case fighting charges in Court ? Since, I am residing now in Vrindavan Dham & have NO Fixed Income, therefore to acquire my Property Share is essential for me & let me know Charges for the same.
