No Refund of advance

I had invested in a property deal called Artha Neo Midas which is in Bangalore. I had got a call from Squareyards in Dubai and they told me about this deal. I invested Rupees 95000 as an advance amount or token amount. When I invested they promised that its just for the kick start and if i didnt like the property later I can get the refund. I agreed and I was asked to arrange some documents for the loan process by Indiabulls. I also paid 12500 to Indiabulls for one time administration/registration fee. Everyday I used to get calls from either Squareyards or Artha asking me if i submitted my docs to Indiabulls. And on the other hand, Indiabulls delayed it so much that almost 3 months passed by. The just thought all the time that Sharjah is too far from Dubai so just gave me wrong promises. Finally, I had to go to Dubai to give them the documents. I thought everything was done, then I again there was a great delay of months and I didnt have any update. But, I had received a text message that my loan has been approved or initiated. After a lot of follow up, I finally found out that Indiabulls need my financial documents again because of delay. By then, I had turned from Salaried to Self Employed. And Indiabulls said that dont provide home loans to self employed. I asked to cancel my application and refund my money. Total Refund amount would've been 95000 + 12500. However, even if it was a mistake from Indiabulls about the delay, I was informed that I wouldnt get refund for 12500. I went to the Artha office in Dubai to talk about it. I even agreed to leave that 12500 aside and get the remaining amount as refund but they just wont return my money. They just kept on saying that we will find a solution. Finally, we decided to change the application name on my Fiancees name. She signed documents in the office and we got done with the deal. They again delayed it for many days. Then I got an email that that particular flat we had chosen wasnt available and asked us to accept the change to another flat. We still agreed as it was happening somehow. But again a long delay. So my Fiancee told me to get the deal closed and get the refund. In Feb i sent an email to Artha to cancel the deal and refund my money. They agreed to it but after that more than 60 emails have been exchanged and so many phone calls where they just delay it by 15-20 days every time. Almost 4 times they have initiated the funds and i have been given wrong dates. That money is very important as my business is new and it takes time to break even. I dont have enough money to meet my expenses and outstanding from the banks in the UAE. I also have one credit card in collections and I promised them to pay as per the date given by Artha but they fail to meet their deadlines. They always say that they would send the cheque "without fail", and they fail miserably. Please suggest what to do as its like a mental torture for me.
