The process of eviction on expiry or earlier termination

I have got a commercial office space in my ground floor, which i have licensed to a pvt. ltd. co. excllusively for office purpose by a leave and license agreement for 11 months. i am located in kolkata,west bengal. i have made fresh agreement for 11 montths with the same party ( there is no relation between previous and following agreements).for 8 times giving 1 month gap betweenn each new agrement.now the two licensees has shifted from the licensed premises about 4 years back and put one part-time manager to look after the licensed premises. from 2015, the representatives under the direction of two licensess has started violation of all the clauses of agreement ( the agreement is formatted as per the indian easement act,1882,chapter vi). unable to bear with their desperate and unruly behaviour, totally denying the llaw of land, then I have send then 1 month notice for rectification of the violations made, mentioning all the violation quoting the related clauses in the agreement. at this moent, i have finally decided to completely dispossess them from licensed premises as the are simply incorrigible. should i send 1 month eviction notice by revoking the agreement? if they still donot leave then how can i physically dislodge them with their belongings from the said licensed premises? it needs to be mentioned that the agreement imparts bare licence to licensees and has clause that the licensors can evici the licensees directly on expiry or earlier termination due to violation, of the said agreement. Thus, whether i can pfysically dispossess them with their setup or i have to go for an eviction process in the court? what act will be applied for evicting the said licensees?
