Buying home in pagadi system

Respected Sir, I am buying home in Mumbai on Pagadi system basis. That home was earlier owned by Mr. A who died and later on it was claimed by Mr. B who is cousin of Mr. A through court and has won the case (as an administrator) and now after mutually agreeing with landlord he is selling this property which I am planning to buy. Landlord will create tri- party agreement between him, Mr. B and me and then that agreement will be registered for which I will pay stamp duty and registration fees. My question is 1) if we create tri party agreement instead of direct agreement and register it then in future whether it will create any problem for me? 2) what are all imp points which I need to ensure that are covered in agreement? 3) is it necessary that I must ask buyer to provide court order related document or if court case I'd is mentioned in agreement would be enough? 4) for electricity, water pipe line and ration card name transfer should I take noc in separate stamp paper or in plain paper or I ask him to incorporate in agreement.
