Security Deposit on Rent

Sir, I was in rent of a flat in Mumbai with monthly rent of 17K and deposit of 80K for 11 months rent agreement. I had paid rent on time through NEFT regularly and on termination of agreement period I requested for renewed agreement for next 11 months but broker couldn't manage to do so and I had paid 17.5K for next 11 months in same flat. Post completion of 11 months staying in same flat I was searching for other room and informed broker as well as landlord 2 weeks before leaving flat. I shifted to other flat and handed over the keys to broker in good faith and trust. Now my owner had refunded me 35K only and asked to speak to broker for other dues and settlement. I had cleared my all dues and now broker is specifying with other reasons of paint in flat not proper and other such issues which is beyond my control and asked me to visit his office for discussion. Kindly let me know what to do in this situation when I haven't got renewed agreement for next 11 months period and they are deducting a months rent since I have not given notice of 1 month prior to leaving the flat.
