Tenant not increasing rent or vacating the shop
Dear Sir,
I am from Hyderabad and my issue is we have given our two shops (no partition in between) to one Marvadi person for kirana & general stores in the year 2003 with a mutual understanding that person said he will increase rent every year by 10%. At present he is paying Rs.8000 (rs.4000 for each shop). We have not made any rental agreement.
Now coming to the point we have informed this person to increase the rent and pay Rs.16000 as per present market situation (we enquired at surrounding areas and came to know many shop people are paying rent from 14K to 16K, whereas this person is paying less rent), after discussing with him to increase the rent he is denying to increase and said will pay only Rs.10000.
With one of our family friend we discussed with shop person to pay according to market condition or else may look for an alternative for which in a very rude manner he said how dare you are (owner) to tell me to look for an alternative, I am running shop here since 13 years and you don't have right to vacate, you do whatever you want i will not increase the rent or vacate the shop. Being a Marvadi person he is threatening us about his community that no one can dare to touch him.
Please advise sir what action can be taken against him.
