Flat Transfer To My Daughter
I am a retired govt employee and in my family I have my wife, one son (married) and two daughters (both married). I own and live in a 2BHK 950 sq ft flat in Noida Sector 82 CGEWHO Kendriya Vihar society. Registry was done few years back in my name. Now I want to transfer this flat to one of my daughters who is working as a govt employee. One agent has told me that the transfer in blood relation will take 3 weeks costing some 16000/- (5K agent's fee + 10K authority + 1K transfer charge). He has also said that registry needs to me done in my daughter's name and that it would cost 5% of the flat cost at circle rate (50000/- per sq mtr) padded with cost for open parking, floor, club etc. That would mean approx. 2.6L additional cost plus registry fee etc. Isn't it? I did not expect registry needs to be done in case of transfer in a blood relation. To avoid this major cost should I instead consider writing a will facilitating transfer of the flat in my daughter's name after my demise? Hope that would not cost this much and would not have procedural challenges. Please advice which is a better option -- Transfer now with registry or Writing a will or Something else (Gift)?. Thanks.
