Apartment- Maintenance challenges
Dear Advocate,
I am staying in Apartment homes with 8 flats since 15 years, I was landlord earlier before given for apartments. I have a strange situation or may be common challenge among the apartmental issues.
Challenges are like:
1. Mis-management of Maintenance balance for their own prioritized expenses.
2. Non-information on the Expense made or projects planned.
3. Usage of vehicle parking upto every one own discretion.etc.,
Due to Continuous mis-management of the expenses, I have to take a call on maintaining a separate accounts for a group of 4 flats. Of which, I spend expenses on water bill(1437/-) and maid servant(800/-) and the other party pays the current bill(600/-to 1500/-) and GHMC garbage cleaner(320/-).
The maintenance per flat is 700/- per month, which become 2800/- per month on each side receivables.
And the expenses are low on the other side party as its variable per month. Due to which, I was unable to make a prompt payment to the water board as I was expecting the difference of the closing balance between the two parties to be shared to pay the water bill. Which was never initiated nor discussed and now upon asking for the difference amount to the given,the other party refuses to pay for the water bill which has a late payment charges upto 1000/-.
My concerns are to settle and streamline the process of mis-management and people not having the fear of paying the dues on time.also i have interest in reconstructing the ground flooring which is damaged and no flat owners are showing interest in spending for the project.
