Rights on property....

Dear Sir. we are from bihar district of aurangabad. i need a clarification of rights of my father on his land which is he received by his father. Structure is like it... Ramfal Singh And Harakh Singh (siblings)have name on Khatiyan( both are died.) Ramfal singh had one child name Uday singh and harkh singh Had two chils name as ramjag singh and vishnudyal singh.( all dead). Then the uday singh had three Children, 1. RamRaj Singh, 2 Ramgulam Singh and 3. Shivraj Singh. Shivraj singh( my Grand Father,Dead) Have 1 son Brajdev singh ( my Father) And 1 daughter(dead). now situation is after jamindari ends the Malgujari or Rent was paying by name of Ramjag Singh.and now its transfer on my father name Brajdev singh .means rent or malgujari he have transferred on his name.now my father want the all rights of sell and giving gift anythings without his children's concern. my question is can he have the power to do with this property as he want to do???
