Hi, I need advice on a matter regarding transferring the "Title of Ownership" for an electricity connection of a property my mother purchased in Hyderabad in 1989. My Mother (Current Landlord) and I currently reside at this property. Due to my mothers' lack of formal education, she did not consider transferring the electricity connection from the previous landlord to her. As a result, the electricity meter remains registered under the previous landlord's name, and we have lost touch with them and do not know their whereabouts and are unsure whether they are alive or deceased. While researching online, I gotta know that the local electricity distribution company "TSSPDCL" requires the previous landlord to sign a "NO-OBJECTION CUM CONSENT LETTER" in order to transfer the title to my mother's name. As "TSSPDCL" is known for its corruption, I would want to learn about alternate ways (without the requirement of a "NO-OBJECTION CUM CONSENT LETTER") of transferring the title to my mother before getting in touch with them. We have a valid Sale Deed, and the property is registered in my mother's name. She has been consistently paying the property tax with zero dues under her name. In light of this, I am reaching out to you for guidance on how we can proceed with transferring the title to my mother in the absence of the previous landlord. Your mother should first send a notice to the previous owner requesting him to produce NOC to transfer the electricity service connection from his name to her name.
The letter should be sent by registered post with acknowledgment card to the last known address.
Let it be returned undelivered for the reasons stated therein.After that, by enclosing the copy of the registered sale deed and the letter returned undelivered, you can apply for transfer of connection to your mother's name, let them give a reply denying or refusing to do so without NOC from the previous owner.
