• How to get a separate khata after buying 50% share of a plot

Dear Sir, I have purchased a plot in Bengaluru through a registered sale deed. The plot is BBMP A khata and I have purchased Approx 50% share of the plot directly from the plot owner. There is already an existing Khata, PID for the whole plot. Now please advise how to get a separate Khata and PID number for my share of the plot? As per my knowledge the remaining portion of the plot has been sold afterwards to another person. I have approached the owner but didn't get any help as of now.

  • Check Your seller's original sale deed and Khata A in that how much sq ft is mentioned and same sq ft is also mentioned in your sale deed and Khata A than it's okay.

 Approach the jurisdictional BBMP Office with copies of registered sale deed, existing joint Khatha, latest Tax Paid Certificate, latest Encumbrance Certificate, etc. You can submit all the above documents to BBMP, through online by approaching any Bangalore One Centre.

Application for Khata extract Registration/ Transfer / Bifurcation /Amalgamation can be done through online or offline. If you apply through online, you should provide Old PID Number, Name of the Applicant and Email ID of the applicant along with other particulars. The original form can be submitted along-with other forms so that it will be processed and necessary clearances will be obtained.

In order to get BBMP Khatha extract, you need to visit Bangalore One Centre. You should mention the information such as in whose name the Khatha was registered at the moment.

The old property identification number (old PID) should be mentioned. The Khatha Extract number, old ward number and ward name should be mentioned so that you will get extract form the concerned authority. Khathacan be transferred from one person to another person in various cases including deed, will, family partition and release deed.

You can also follow required guidelines so that Khata amalgamation and Khata bifurcation certificates will be obtained without fail. Prescribed application and other copies should be submitted so that necessary certificates will be released by the concerned authorities. If the property is located within BDA Layout, NOC from BDA should be submitted.

 

 

Documents Required

  1. Application in prescribed form.
  2. Copies of Registered title deed.
  3. Tax paid receipts.
  4. Sketch showing the amalgamation of the property and its measurements..
  5. NOC from BDA if the property is located in BDA layout (for vacant lands)
  6. Possession certificate

Payment of Khatha transfer fee at the rate of 2% on the value of stamp duty of the sale deed.
