• Can NRI buy non agriculture land in India (Andhra Pradesh/Telangana)

Currently i am NRI, i will be going back to India in in 2 years, i would like to buy agriculture land in India, and being NRI i cant buy agriculture land, can i buy agriculture land converted to non-agriculture now and use it for agriculture when i go back to India.

No you can't do that it's illegal. You can buy non agricultural land but can't use it for agriculture

You are at liberty to purchase NA land in india 

 

there is only bar fromNRI  purchasing agricultural land

Every use of land is predetermined. If the land is agricultural, its regulating power rests with revenue authority, if the land is converted to non-agricultural it is regulated by Municipal Authority. The land converted to non-agricultural cannot be put to agricultural use.

Once an agricultural land has been converted to NA then it cannot be used for agricultural purposes once again.

A non-agricultural land is a developed land or barren land, unfit for cultivation

You can purchase non agricultural land as a NRI if it has been converted to NA by the approval of the competent authority.

Dear Client,

                   Telangana Non-Agricultural Lands Assessment Act (NALA) deals with procedure for land conversion in Telangana.However, this Act is not applicable if your is in estates which are not under Government, if a land owned by Central or State Government but does not include lands leased out for a non-agricultural purpose,land vested in local authority and used for the non-agricultural purpose cannot be converted as per NALA.If a land owned by a local authority and used for any commercial purpose but so long as no income is derived from this land and excludes the lands that are exclusively for the residential purpose where its extent does not exceed one hundred square metres.

It is better if the agricultural property is first converted for non-agricultural use before you proceed to buy it as an NRI.
