My friend and I are NRIs co-investing in a property (villa house) in Bengaluru. We are planning to give special power of attorney (spoa) to our mutual friend to buy the property on behalf of us. Should we (my friend and I) individually execute a SPOA or just have one SPOA executed with our names listed as principals?

Execute separate POA in favour of family member to purchase property on your behalf
it should be attested before Indian consulate
If its single villa house then you can go for the joint SPOA.
If its individual villa house then you can go for single/individual SPOA.
Even a joint power of attorney deed can be executed by both in favor the chosen friend to get the sale deed executed on their name.

- The said SPA should be notarized as per rule of US , and attested from the office of the consulate of India.
