• Correction of gift deed

We have a house under municipal area of West Bengal. Now we reside in the house. After the demise of my father, my mother and two sisters gifted their shares of the house to me by a registered gift deed as legal heirs about 14 years ago. My mother died about 10 years ago. Recently I have noticed that the RS Plot No. of the land has been written correctly whereas the LR Plot No. is incorrect in the deed. The LR Plot No. was written on the basis of the LR Porcha (the document depicting land details) of my father, issued by “The Block Land and Land Reforms Office” (BLLRO) of the area. On the basis of the deed and LR Porcha of my father, mutation of the land has been done and consequently I got LR Porcha in my name from the BLLRO. But in my LR Porcha wrong LR Plot No. is also written. Again, on the basis of the gift deed and my LR Porcha municipal mutation of the land has been done and also a house extension plan has been issued.
Now my questions are:
•	How can I correct the LR Plot No. of the land in the gift deed?
•	What to do about municipal mutation after correction of the LR Plot No.?

 You can register rectification deed, there is no limitation for registering rectification deed. All parties to the gift deed, donors and donee should appear before Sub-Registrar and get the sale deed rectified. You need to produce the original gift deed for correction. As mother is not more only sisters can sign rectification deed. On the basis of rectification you can get the mutation corrected in Municipal  records. Stamp for rectification deed is nominal should not be more than 1 k in any case.

The donors can execute a registered rectification deed rectifying the error. 

Once a registered rectification deed has been executed. you can apply for correction in the mutation records on the basis of this rectification deed.
