• Builder asked many documents for taking possession

I had booked an office unit in a commercial project in Noida. I have made full payment as per their final demand letter. All payments are through net banking (NEFT/RTGS).

Now for Possession and NDC (no dues certificate) builder asking for many documents along with 3 as mandatory documents. 

1. Deposit a membership fee of Rs. 1000/- as an ASSOCIATION OF APARTMENT OWNER (A.A.O.) This said amount should be paid by cheque and a receipt for the same will be issued.
2. One family photo for security data.
3. Kindly bring along the bank statement of all the transactions made till date

Below are my query:
- Is it OK to submit bank statement by hiding (black out with marker) Account number. Or can I deny this as well and submit only payment receipts which they provided me along with screenshot of Transaction reference numbers from my bank account which I already provided earlier at the time of payments.

- Can I deny to submit Family photo also can i deny AOA check at the time of possession?.

If the bank transactions are given to him there is no problem. Give the pages where transactions with him are highlighted and the rest of them are blacked out.

Family photo is not required. Anyone can visit your shop/flat as long as he/she has your consent and the keys.

For the amount you should see the contract. What does it say about this payment.

Hello,

  1. It is alright to submit the statement by hiding/redacting initial numbers of the account number and leaving visible only the last four digits.
  2. You cannot deny submission of family photo or deny AOA check at the time of possession as the AAO is bound to do so by rules of the sake of security.

You cannot avoid to submit the bank statement revealing the payment transactions made in this regard even though you have the receipts of payments made, since the payments have been made through genuine transactions, why do you hesitate to furnish the same.

The membership with the Association of Apartment owners has been a mandatory criteria as per the bylaws of the association hence you cannot avoid that also.

The family photo can be submitted only after ascertaining the valid reasons for its submission

- Since the builder will handover the possession to association , then this membership is required to pay 

- Further , photo of one family required for making nominee in the association or otherwise , you can ask the said builder the cause of asking. 

- If you having receipt of payment made to the builder , then it is enough to show
