• Ekhata vs RTC

The Villa property(approved layout with many villas) I’m planning to buy has an approved BMRDA plan with EKhata and updated tax payment receipt with legit Sale deed. My question is when I check the RTC on bhoomi it still has old owner’s name. Is it a matter of concern? Since we have an updated Ekhata and the land was converted, we do not need to be concerned about RTC update? The BMRDA approved plan clearly states the conversion order number for the concerned survey number.

Are Ekhata and RTC mutually exclusive? as ekhata will only be given after land conversion?

Please help to answer my question.

File an application with the concerned registrar office wrt ownership details. The registrar office will inform you of the latest updated situation.

Moreover, obtain previous sale deeds ie certified copies from the registrar office.

 E Khata is as the name says a digital form of khata issued by BBMP. · Generally, Khata is an account of property details such as owner's name, size, location, area​, 

E Khata is Electronic Format/Computer format of A Khata.

E Khata will have same content as A Khata. 

The RTC (Record of Rights, Tenancy and Crops) also referred to as Pahani is an important land record in Karnataka that is issued to the existing land owner.

The documents include the owner details and all the land details such as Nature of possession. Liabilities such as bank loans on the land.

If the RTC is still in the name of the land owner then the builder has to get transferred to the names of the buyer or the association.

You can also take steps to update the RTC details.

Dear sir,

1. RTC  contains records like the nature of possession, liabilities, and interest. since it is in the name of the previous owner, a conflict might arise. 

2. You need to update the RTC. file an application before the Registrar with the Ekhata which proves the details of the sale deed and tax payment receipt for verification.
