• Talent did not paid electricity bills for a year and then left

I have rented my flat to a family in 2019. I also had rent aggrement till Aug 2020. After that due to COVID, I cannot renew the agreement and the person was continue living till April 2021. During his stay from Aug 2020 to April 2021, he did not paid his electricity bills after I was repeatedly asking to pay the bills. And finally I have asked him to vacate the flat and pay his dues. He vacated on 30 April 2021, but still not paid the electricity bills of worth 30,000 INR for 8 months.
What can be done in this case. Any suggestions.

Send a legal notice immediately and if he doesn't respond then file a case under the rent control act if the agreement was registered. It doesn't matter if it was valid till 2020. It renewed automatically.

A recovery suit can also be  filed.

  1. If you know his address, you can send him a legal notice demanding the payment with interest.
  2. You can also file a complaint with the local police station about the non-payment of the electricity bills.

Dear Sir,

You can file a recovery suit on the basis of pending bill by showing his tenancy. Please ensure there is a electricity in the agreement with the tenant. If the agreement provides expressly that the tenant has to pay the bill then you can recover from him.
As far as electricity supply is concerned, the electricity supply would be restrained for the meter which is unpaid.

send him a notice for recovery of unpaid amount and damages and interest on the amount. make it about rs 50-60000 and send notice. if will pay the amount and if he doesnt then file case for recovery. you will get the amount. if you want free advice then contact me

Since the house property belongs to you and you may have to let it ouyt on rent to a new tenant, it would be advisable that  first you pay the pending electricity consumption bills and restore the disconnected electricity supply services.

After that based on the evidences you may issue a legal demand notice to the defaulter tenant demanding him to pay the amount failing which you may initiate recovery action through court of law.

You try to file FIR for cheating if police takes it.

 

-    Else immediately send  legal notice through lawyer.

If he doesn't pay then file a case under the rent control act.
