Dear Advocates, I've purchased a property in Kithaganur, KR Puram, Bangalore which is under Gram Panchayat. We are nearing to the registration, and i've following questions: 1. Will Gram Panchayat provides E-Khata for individual flat or for the project overall ? 2. If the E-Khata is for entire project, then in whose name ? 3. For the project overall ie upon the land on which apartments are to be built.
The address would include that e khata. But once tge colony develops it would be known by its name ie the name the builder gives it.
Charges are to be borne by the builder.
Sale deeds generally mention the project name and apartment name.

1. The E khata given by gram panchayat is not legally valid for individual flats or even for the whole project.
2. E khata is not valid.
For your individual flat you may have to obtain A khata.
3. The khata for your property would be given by the authority concerned only after the property is registered on your name.
4. If you want the A khata transferred to your name you only have to bear the expenses.
