• Procedure and cost for converting a GPA plot to conveyance deed

I am planning to buy a land of 50 gaj in an agricultural land in Goyla vihar in Delhi near Dwarka of GPA and sales deed. I want to get the GPA to conveyance deed, Please suggest

Has seller executed  registered GPA .?

 

2) is it in favour of family member ?

 

3) on basis of registered GPA in favour of family member the holder can execute registered sale deed in your favour

You may get GPA executed to complete conveyance deed.It is valid. GPA must be registered with The Registrar of Assurance and sub-registrar office at New Delhi under whose jurisdiction your landed property is situated.

Unless the GPA holder is close relative of the original owner such sale on its basis is without any force of law. 

Without checking the the relevant papers its very difficult to advise on the clear title of the property. 

Get the past title deeds, mutation or Revenue records checked by an advocate.

- The following documents should be taken from the buyer at the time of purchasing the agriculture land. 

1. Title deed of the Seller 

2. Stamp duty Receipt i.e. government taxes paid on the land:

Stamp duties are government taxes and differ between states. A stamp duty paid is a legal instrument and can be accepted as proof in court.

3. Mother deed i.e. earlier owners documents 

4. Encumbrance certificate for the last 13 or 30 years may be obtained from the office of the Sub-registrar to ensure that the land does not have legal obligations or complaints.

- Legally , a GPA holder is not authorise to sell and execute Sale deed , if the said GPA is given for transfer the property and not to a relative .

What do you men by converting the GPA to conveyance deed?

The GPA holder, if his principal is still alive, can execute a registered sale deed ion favor of the prospective buyer on behalf of the original owner, provided the life certificate of the principal is produced.
