You are suggested to check the correct title, any encumbrances, loans, mortgage, disputes related to land. You may purchase the same if the land is free from all said hurdles.

The INAM land is not a free hold property and the right of the inam holder is also restrcited.
Thisis basically a government patta containing limitations in its rights and enjoyment.
Hence first check the allotment paper to find the rights of the seller.
Do consult a local advocate as well.

- Such lands were granted by the Hindu and Muslim Rulers to persons for services rendered by such persons or the services to be rendered by such persons in future.
- The problem of such land is that , it cannot be sold further without converting into free hold from the office of the district collector.
- Hence, you should check the documents property, whether the land has been converted into Free hold property or not, otherwise, you may face problems in future.

The erstwhile Mysore government abolished the law under Mysore (Personal and Miscellaneous) Inams Abolition Act, 1951, which came into effect from February 1, 1959. As per the rule, those who were allotted inam land should seek permission of the special deputy commissioner for sale.
Since the Inam land is allotted for occupancy or tenancy rights only, the inamdar cannot alienate the property by sale without the permission of the Commissioner of the land revenue.
If this violated then the sale would be rendered as invalid if it is brought to the notice of the competent authority/revenue department.
Is it now possible to make inam land free hold land and later go for purchase? What is the procedure for making it free hold land.. How best I can plan for purchasing it legally?
the Supreme Court ruled that it is illegal to issue Ryotwari Pattas for the Inam lands. The top Court clarified that registration of Inam lands is an irregularity, and it deemed that any registrations that have been carried out by then would be invalid.
The procedure for conversion of inam land to free land was explained in detail in the previous post of the same thread, you may go through my post, if you still have any more doubts on it, you may revert with your doubts for clarification
if you bring all papers , then i can suggest you whether to buy the land or not. Because, without reference of the property documents with available conversion papers it is not good to opinion. Regarding inaam land i cannot say safety without knowing about document.
1. For purchase of inam land you first have to get the land converted to free hold land by paying fees in office of district collector
2. Until the land is converted not converted to free hold land you cannot sale or purchase inam land.
