1.How can i register the extra car parking when she'll deed,is already done.
2.How much is the registration charges stamps and lawer charges ,if the parking space price is 2lac.
3.How many days it will take for the whole process.
4.Need some information about the legal processes for the same.

1. See the car parking can be allotted by society or builder technically it cannot be sold though if same has to be mentioned in the deed after deed is done a rectification/ confirmation deed for same has to be signed. 

2. See for same you can consult local lawyer.

3. See for registration it takes just a day a deed needs to be drafted and same needs to be registered before the sub registrar office.

It is open parking or covered, if covered than addendum to sale deed will execute. Addiotnal amount will pay on parking price.

2 lacs to 5 lacs for exclusive parking space. You may have already paid in sale deed. Check how much you paid.

Single day thing.

Same process will follow as was of sale deed.

A: You have 2 options, EITHER you get separate sale deed for that portion or Get rectification deed which
will be in continuation of sale deed.

2.How much is the registration charges stamps and lawer charges ,if the parking space price is 2lac.
A: It depends upon the profile of the advocate you choose and the stamp duty will be as per schedule
prescribed by state government

3.How many days it will take for the whole process.
A: It may take only 8-10 days ie drafting is important .

4.Need some information about the legal processes for the same.
A. You may approach any advocate who is actively registering the documents.

You first check whether the builder can sell you such parking under rera legally. Otherwise your money will be wasted. If yes then it's a easy process you need to register the same to sub registrar office after executing the sale deed

1. Open /Stilt /Podium /Basement Parking spaces are all classified as "common open spaces" & Free of FSI, under the Regional Town Planning Act and CANNOT be "legally" Sold or Purchased or Registered or Leased. Parking spaces can be allotted (most of the times by illegally collecting money, which is a criminal offence).

2. As per model bye-laws, Parking should be allotted to members, using yearly "rotation policy". You can put the CHS on legal notice to allot you parking, irrespective the fact that the linked Flat had not purchased /allotted parking from builder /whosoever.

3. IF Society fails to allot you parking THEN file grievance petition, before the local Consumer Court. There are several orders to this affect, in favor of the CHS member.

4. You can execute an MOU for the Parking Slot, with stamp duty of 500/- and have it duly registered 1000/-

1.  You cannot get the car parking space registered by a separate deed, it is part of the original registered sale deed.

You can enquire from the seller/ developer / builder about this. 

2.  Parking space cannot be sold by the builder hence you cannot register it as a separate unit.

According to the “Apartment Act” in most states, car parking is a part of the society's common areas. Since the purchase of parking slots has been deemed illegal, the transaction to purchase would become null and void.
