I have 30 decimal land (Panji II /mutation record) in Dumka Jharkhand which is in our possession from year 1972 onwards in name of my late father, but one neighbour is now saying my father in his life time has sold him the land in year 2000 and showed sale deed to me. When I inquired the certified sale deed of his , I found sale deed is of 50 decimal. Then I did RTI to sub registrar that how sale deed got registered in 50 dec when available land is 30 dec. The sub registar replied in RTI that we see the documents of seller & return back to him during registry and we don’t maintain any property record of seller. Question 1 - The purchaser/subregister has played fraud , how can I get seller document which was used during land registry. Question 2 - Do subregistrar office don’t keep seller document(like seller - sale deed / mutation/rent receipt) as record. Question 3 - what are the documents there in proceeding of sale deed registry. I want the documents of seller that was used during this fraud land regisrty.

Sir , Already i have certify copy of the sale deed, i required the land documents taken from seller & proceeding copy during sale deed registry. we dont have 50 decimal land then the purchaser must have shown/submitted manupulated documents of ours during registry.
seller must have produced earlier chain of documents

Sale deed is fake, and possession is with you. And possession of land never transferred, your title is intact.
Sale deed must be with you through which your father had purchased land ? Details of seller sale deed must be in sale deed carried by neighbor.

Yogendra Sir, Details of seller sale deed is not mentioned in sale deed carried by neighbor. That's why i did the RTI to know on what document basis sub registrar has registered the sale deed.
Generally in recitals in sale deed details as to how time has devolved is mentioned
it is surprising that there are no recitals in sale deed

Every time sale deed executes, every single detail from the origin of property up to present includes in sale deed. Sale deed is bogus.
