I have 30 decimal land (Panji II /mutation record) in Dumka Jharkhand which is in our possession from year 1972 onwards in name of my late father, but one neighbour is now saying my father in his life time has sold him the land in year 2000 and showed sale deed to me. When I inquired the certified sale deed of his , I found sale deed is of 50 decimal. 

Then I did RTI to sub registrar that how sale deed got registered in 50 dec when available land is 30 dec. The sub registar replied in RTI that we see the documents of seller & return back to him during registry and we don’t maintain any property record of seller.

Question 1 - The purchaser/subregister has played fraud , how can I get seller document which was used during land registry. 
Question 2 - Do subregistrar office don’t keep seller document(like seller - sale deed / mutation/rent receipt) as record.
Question 3 - what are the documents there in proceeding of sale deed registry.

I want the documents of seller that was used during this fraud land regisrty.

you can apply for certified copy of sale deed from sub registrar office

1. You can get certified copy of sell deed from.the SRO office and from same you can check.

2. They have to compulsoryarly maintain all the record.

3. The ownership document of seller and identification proofs.

Sale deed is fake, and possession is with you. And possession of land never transferred, your title is intact.

Sale deed must be with you through which your father had purchased land ? Details of seller sale deed must be in sale deed carried by neighbor.

Seller copy encloses with sale deed. Apply for search of sale deed.

Generally in recitals in sale deed details as to how time has devolved is mentioned 

 

it is surprising that there are no recitals in sale deed 

 

your only option is to take title search in sub registrar office

Every time sale deed executes, every single detail from the origin of property up to present includes in sale deed. Sale deed is bogus.

Enjoy your possession and check with sub registrar if this deed is register with sub registrar or forged. File FIR.

See the title documents have to compulsorily furnished then only the property can be registered .

You can get the certified copy of the registration document by which this property was registered by the buyer/seller.

In that document you can find the reference of the link document which paved way to buy this property by the buyer.

From that details you can get the certified copy of the said registered documents and proceed with the proposed case.

You have to visit the Sub-Registrar office (SRO) where the property is registered and make an application to get a certified copy of Sale Deed.
