• Rent agreement for Room shared apartment

I, along with three other persons (all male and single), will be taking a four bedroom apartment at Gachibowli, Hyderabad, on rent. Each one of us will be using one bedroom with attached bath. The kitchen and the Living area will be common. Rent and other related expenses will be shared equally by all of us.

We need to make a rent agreement with the Landlord. we will also need rent receipt (one fourth of total rent) in the name of each one of us. Also during the validity of the rent agreement, it is possible that one person leaves and another new person joins us in place of the person leaving.

My question is:

1. Is it possible to make a rent agreement with the Landlord meeting above requirements?
2. Where can I get one sample rent agreement?

1. The rent agreement in general does not contain more than 2 persons as tenant as there is no legal bar to make 4 tenants as joint tenants in a single household. The land lord hence can divide the rent into 4 parts and issue 4 separate rent receipts in the name of 4 joint tenants each.

2. Since there 4 tenants the each room to be occupied by each of you should be clearly mentioned in the rent agreement.

3. You will have to engage an advocate to drat the rent agreement.

There cannot be separate room sharing agreement between tenant and 3 other persons

No , the same can not be done unless the landlord agrees as the it would amount to ' sub-tenancy' which is not permissible without the written consent of the landlord.
