• Incorrect boundaries in Encumbrance Certificate.

Hi,

I bought a piece of land near Jangaon (Telangana) in 2010, I have the sale deed with me and recently when I pulled up the EC for this property online I noticed that the boundaries are updated incorrectly (mismatch in Sale deed vs EC).

Here is my problem:

- Sale deed/Registration document has accurate information.

- Encumbrance certificate has incorrect information on one of the boundaries.

- This seems to be a clerical error made by the data entry official at the sub-registrar office.

Any help on how to proceed further will be immensely appreciated. Since this is a human error made by the Sub-registrar official, do I need to pay anything to get it rectified?

Approach the concerned Authority whom has issued the EC, together with an application with a request for rectification of the aforesaid error.

Append a copy of your sale deed and the EC extract with this letter, so that the discrepancy/mismatch is pointed out.

Pursue the matter with the concerned clerk/operator/official(s), to get the needful done.

File an application for correction in the boundaries as per the sale deed to the District Registrar, who has the authority to rectify the same.

Change in the boundary will not make your sale deed invalid.

You have to make an application to district registrar for correction of entries in EC

2) enclose copy of sale deed wherein correct boundaries are mentioned

3) after verification of records the entries of your land would be rectified

Dear Client,

You are asking for correction in EC for that no fees is levied as it is issued by the SRO.

Check the previous sale purchase documents and the origin of property and boundaries , on that basis, EC may be corrected.

For correction of the entries in EC make an application before the District Registrar alongwith the copy of the sale deed.

The entries in the EC will changed after the records are verified.

You can submit an application seeking rectification of the error that crept into the EC by attaching the copy of the registered sale deed copy

You can mention the error that occurred in the EC and seek for rectification of the same as per correct details that are found in your sale deed and also in the mother deed or the original title document.
