Builder is Claiming that His project is RERA Approved. Whereas I saw the project name in the list of "Projects Under Query" and not under "RERA approved Project List"on RERA website. Also, Builder is Charging for Super buildup area. When I questioned him about Charging as per Carpet Area (As your project is RERA Apporved) he is not replying back. What is "Projects Under Query" category? Whether buider should charge for Carpet area only?

If his project is not listed in list of approved projects, it is not to be taken that the project is RERA approved.
Perhaps this particular promoter/realtor is registered with RERA, but his project is not.

Project under query means clarifications have been sought by the RER authority and not been approved by the authority.
In any case weather the project is registered or not under the RERA the present situation is that the builder shall sell the flats as per the Carpet area.
If you are not getting any answer from the builder file a complaint under Karnataka RER Authority with all the documentary proofs.

And there`s no approval of super build up area while RERA registration and builder need to enclose details of carpet area excluding balcony etc. So, only Carpet area,
IF not satisfy with the builder, complain to RERA authority.
As a purchaser, you can ask to see a copy of the RERA registration, though every project since May 1, 2017 is required to carry the RERA registration number on any and all marketing and advertising material.
If the developer has not complied with the requirement, example, non production of commencement certificate from competent authority, then the project will be put under query and further sanction will not be granted until the developer satisfies the said condition.
The charges made by the builder for the super built up area etc shall be covered in the sale agreement as a condition therein, you may visit the conditions and raise objections, if there is one.
