Obtain certified copy of land pass book from the authorities

Lodge FIR about loss of original pass book

You can then sell land

You avial certified copies of Pahanies, Pattadar Pass Book and Title Deed from concerned MRO or MEE SEVA and basing on that your grand mother can sale the property subject to availability of death certificate and legal heirs / family member certificate of your grand father.

Firstly you should understand that the patta passbook is not the title document.

Even if you have original patta passbook, without the original registered title document you cannot sell the property.

So search the original registered title document which is necessary for selling the property.
